Inland Announces Development of 342-Unit Citywalk Apartments Located Across the Street from Mayo Clinic’s Downtown Campus

Inland CommunicationsOak Brook, Ill. – Inland National Development Company, LLC (“INDC”), a member company of The Inland Real Estate Group of Companies, Inc., announced plans to co-develop Citywalk Apartments, a 342-unit, market-rate multifamily community in downtown Rochester, Minnesota, directly across from Mayo Clinic’s downtown campus. Construction on Citywalk Apartments is expected to begin July of 2026, with completion anticipated in 2028.

INDC and Reuter Walton Development, LLC (“RWD”), an award-winning real estate firm based in St. Louis Park, Minnesota are working together as co-developers of this project.
“This project’s combination of apartments and short-term stay units will provide much-needed housing for Mayo employees while also supporting patients and caregivers who travel to Rochester for treatment,” said Nick Walton, President and CEO of RWD.
The community will be strategically located at 201 6th Ave SW, directly across the street from Mayo Clinic’s new $5 billion expansion and within steps of Rochester’s pedestrian-friendly subway and skyway system. The project includes a mix of studio, one-, two- and three-bedroom residences, and 90 short-term fully furnished rental units designed to support the evolving needs of Rochester’s healthcare and business community. The Class A development will provide more than 250 climate controlled underground parking spaces complete with EV charging stations and a modern design incorporating a concrete core, post-tension floors, and a combination of masonry and metal panel exterior finishes. Residents will have access to the Citywalk’s many high-end amenities, such as a club room, fitness center, indoor/outdoor rooftop sky terrace, pool with an adjoining year-round sauna, co-working and conference room, golf simulator, game lounge, and more.
*Mayo Clinic, consistently ranked first among the world’s leading hospitals, serves as the primary economic driver for Rochester, accounting for approximately 40 percent of local employment and attracting roughly two million visitors annually. The Mayo Clinic expansion is expected to generate approximately 6,000 new permanent jobs and $2 billion in economic output for the region.
“Citywalk’s location along 2nd Street SW, Rochester’s primary east-west corridor connecting the downtown campus with the St. Mary’s campus, places the development in the center of the city’s rapidly growing downtown district,” commented Anthony Casaccio. “Rochester is home to approximately 230,000 residents and continues to experience strong employment growth, driven largely by its healthcare sector and broader economic momentum.”
RWD has developed 48 ground-up projects, spanning over 5 million square feet and over 5,500 units, in multifamily, student housing, hospitality and commercial sector, valued at more than $2 billion.
INDC’s officers and leadership team have, for themselves and others, acquired, developed or redeveloped approximately 10,900 acres of land and 4 million square feet of multifamily, hospitality, healthcare, retail, mixed-use and industrial properties. These projects include more than 7,000 apartment and condominium units and more than 6,000 residential lots.
