Mallard Creek represents one of INDC’s active redevelopment projects located in Round Lake Beach near the intersection of Rollins Road and Route 83. Formerly a distressed shopping center, INDC’s strategy for this property included a combination of repositioning and value enhancement, acquiring an anchor tenant, lease-up and improving operations using a hands-on management approach. Meijer is the newly acquired anchor tenant, and along with its eight-pump gas station will help generate consumer traffic, sales tax revenue and jobs for the local community. McDonald’s and Arby's have remodeled their existing properties. The remaining 14,000-square-foot strip center along Rollins Road hasl undergone a facelift with new elevations to enhance curb appeal and provide a modern appearance to attract more desirable tenants. A 10,000-square-foot build-to-suit opportunity is currently available, in addition to a 6,850-square-foot building extension slated for future development, which will increase rental income and value.
INDC’s objective for the Mallard Creek property is to generate returns through value creation and income appreciation while minimizing risk.
