Georgetown Square is a prime example of how INDC’s track record and ability to evaluate blighted properties can maximize value through repositioning. As part of INDC’s strategy, the old center was demolished and several acres were sold to a residential builder, who constructed over 80 luxury townhomes on the site. INDC retained the adjacent land and built a 16,000-square-foot shopping center, leasing the property to a diverse mix of tenants including a drive-through Starbucks, Anytime Fitness, Eye Boutique, Jet’s Pizza and Home Dialysis, Inc. A recently built CVS Pharmacy shadow anchors the center and occupies the land to the north of the center that was sold to a commercial developer. By leveraging INDC’s relationships with the Village of Schaumburg, service providers, lenders and tenants to determine the highest and best use for this property, our company was able to maximize value appreciation for this previously defunct shopping center.
